The home loan most renters have never heard of
A free 30-minute online class on how NACA, a nonprofit homeownership program, works, and how to get started.
On Google Meet · 30 minutes, including time for your questions · Every week

Hosted by someone who's been through it
I'm Martin Kurylowski, a REALTOR® with The OwnRVA Group at Real Broker, LLC in Richmond. I went to my first NACA workshop in February 2020 and had my keys that August, in more house than I expected to afford on a single income. I'll tell you what helped, what surprised me, and what I'd do differently.
I'm a past NACA buyer and referral partner, not a NACA employee.
Why NACA gets people's attention
No down payment
NACA doesn't require one. You'll still need some cash for things like inspection and reserves. I'll show you what.
No closing costs
No lender closing costs, fees or points, and no PMI.
Below-market fixed rate
A fixed rate below the market, with the option to buy it down further.
What you'll learn in 30 minutes
- How much cash you'll still need, even with no down payment or closing costs
- Which documents to start gathering now
- What affects how long it takes to get qualified
- How NACA's interest rates work, and who qualifies for the lower rate in the Richmond area
- Your exact next step after the session
The honest part: preparation time varies. For many buyers it's a few months, depending on savings, paperwork and how quickly you respond, and I'll cover what speeds it up. If your lease ends soon, come anyway. I'll tell you straight whether NACA or another path fits better.
This is an independent introduction. It doesn't replace NACA's own free Homebuyer Workshop, which is NACA's required first step. I'll show you how to sign up for it.

NACA questions I hear most
Is NACA really no down payment and no closing costs?
NACA doesn't require a down payment, and there are no lender closing costs, fees or points, and no PMI. You'll still need cash for things like the inspection, prepaid taxes and insurance, and reserves. NACA sets the program terms, they can change, and not every applicant qualifies.
How long does NACA take?
It varies. Many buyers take a few months from the first workshop to qualification. Mine took about six months from my first workshop to keys. Steady savings, complete paperwork and quick replies to your counselor are what speed it up.
Do I need good credit for NACA?
NACA looks at your whole financial picture rather than a credit score cutoff. Your payment history, especially rent, matters more than the score itself, and you should be ready to explain any late payments in writing.
Who qualifies for NACA's lower interest rate?
NACA compares your household income to the area median, and sometimes looks at the census tract where the home is. There are qualifying areas in Richmond City, Henrico and Hanover. I cover how it works in the session, and NACA makes the final call using its current figures.
Is this the same as NACA's Homebuyer Workshop?
No. This is an independent introduction. NACA's own free Homebuyer Workshop is the required first step in the program, and I'll show you how to sign up for it.
Do I have to use you as my agent?
No. You're free to work with any agent, or none. If you'd like me to help, I'll show you where to add my name on NACA's form.
Independent educational session. Not affiliated with, endorsed by, or acting on behalf of the Neighborhood Assistance Corporation of America (NACA). Program terms, rates and eligibility are set by NACA, can change, and not every applicant qualifies.
